Things to be aware of when buying Foreclosure and REO properties: 

 

1.  Foreclosures are usually sold in "As Is" condition. 

 

2.  Many foreclosure properties will not qualify for certain loans types. 

 

3.  Rehab loans may be available for some properties.

 

4.  Cash is King in most realms of the kingdom. 

 

5.  Buyers should be very careful when viewing any distress properties, including forclosures. 

 

6.  Placing offers on foreclosure properties can take a little more time to get a transaction accepted, rejected or countered, but it can certainly be worth the wait!

 

7.  Time is of the essence when it comes to snatching an REO property.
